6 Middle Street, London
The award-winning redevelopment of 6 Middle Street involved an extensive refurbishment and rooftop extension to Trust for London's former headquarters, situated within the Smithfield Conservation Area near Barbican. The project, completed with Hale Brown Architects, transformed the building into a high-end bespoke office, maximising light and space, with high quality design and sustainability at its heart.
The scheme was completed under budget and leased upon completion to a single occupier, generating vital revenue for the Trust to reinvest in its charitable objectives.
Notable recognitions for the project include Winner of OAS Award 2022 for Best Delivered Office Space in the City of London under 35,000 sq ft and a BCO London Awards shortlist.
120 Moorgate, London
120 Moorgate was a comprehensive refurbishment retaining the existing structure whilst fundamentally repositioning the asset to a best in class Grade A product, with new facades, additional rooftop office floors, contemporary fitout and improved green credentials.
Vengrove managed the underwrite, acquisition and securing of vacant possession of the existing office and retail units, ahead of the substantial redevelopment, including planning, design, construction and Cat B fit-out workstreams. Vengrove additionally led the asset through lease-up and sale. This included the three levels of previously basement car parking, which were transformed into premium gym space and pre-let to Third Space.
The asset was successfully sold to Sun Venture for £148 million.
Film House, London
Film House was a substantial structural refurbishment and extension project transforming the existing building in London’s Soho to increase its GIA and creating Grade A office and retail space at the ground and basement levels. Vengrove oversaw the redevelopment, asset management, and sale of the property in 2023.
In conjunction with Film House, Vengrove also redeveloped the adjoining building at 140 Wardour St, to create new retail and bespoke Art Deco inspired offices with BREEAM Outstanding. The asset was completed and sold in 2024.
EdCity, London
EdCity is an education-led multi-stakeholder scheme, its core mission is to revitalise one of the UK’s most deprived areas, driving not-for-profit community regeneration and social impact.
Vengrove has led the development management, on behalf of Ark and the London Borough of Hammersmith and Fulham, from the schemes conception, through to contract and is currently two years into the four-year build period across two phases.
Offering 100% affordable homes, four new education facilities and the 100,000 sq ft office housing Ark’s new headquarters as well as other like-minded institutes and charities, the significant regeneration aims to bridge the gap between recent White City commercial development and the local community.
